Canton Projects Would Add 300 Homes

Three new proposed subdivisions that would collectively add up to 300 homes to the North Canton area are under review by Canton officials, documents show.

The largest is a 168-home community proposed for the Pea Ridge community located off Ga. 140, between Canton and Waleska. Meanwhile, housing construction and marketing campaigns are under way for new subdivisions in the area that will add thousands of homes at build-out.

The Canton City Council recently agreed to annex a 30.5-acre tract east of Ga. 140 and north of Great Sky, but decided to delay its decision on the residential rezoning request for the proposed 69-home subdivision.

The city council approved by a 4-0 vote during its March 2 meeting the annexation request of Keys Investment Group LLC for the site on Joe Green Lane, located off Fate Conn Road, before agreeing to table its vote on the rezoning request for the proposed subdivision. Mayor Cecil Pruett and Councilman Lester Cantrell were absent.

As construction continues in the Great Sky community and new subdivisions of a few hundred homes each are in early stages of development within the city limits of northern Canton, the city council is scheduled to consider annexation and zoning petitions this spring for the Pea Ridge project and for a proposed subdivision on Heard Road north of the Bluffs of Technology Park site.

Like the Keys Investment Group case, the petitions concern smaller North Canton properties than the communities in early stages of development in the area. The large projects include Great Sky and Laurel Canyon off Ga. 140, the Park Village and Towne Mill communities off Fate Conn Road near the Bluffs, and a residential component in the Bluffs office park is planned, documents show. Also planned is clearing for the Summer Walk project on Fate Conn Road.

The zoning vote on the Keys Investment Group petition was delayed due to concerns expressed by the Canton Fire Department about providing fire protection to the proposed subdivision without jeopardizing the city’s insurance rating before the planned public safety complex is completed on Bluffs Parkway in North Canton, officials said. Construction of the facility is slated to begin soon, “possibly this month,” said Fire Chief Dean Floyd.

Councilwoman JoEllen Wilson, who presided over the meeting as mayor pro tem, said the city council would consider the Keys Investment Group case as soon as possible after the fire protection issue is resolved. The next regularly scheduled city council meeting is scheduled for March 16 starting at 6 p.m. in Canton City Hall, 151 Elizabeth St.

The cases slated for public hearings this spring include the petition of Land Depot Inc. seeking annexation and rezoning of a 30-acre tract at the northeastern corner of Ga. 140 and Pea Ridge Road for a 168-lot subdivision. Land Depot is requesting rezoning from the county Residential-40 designation to the city R-3 residential zoning.

BellFra LLC is seeking annexation and rezoning of a 22.7 acre tract at 550 Heard Road, off Fate Conn Road and north of Bluffs Parkway, for 63-lot subdivision and commercial space that would be under R-3 and General Commercial-2 zoning, documents show. The existing zoning for the property is the county Residential-80.

The Canton Planning Commission is scheduled to hold public hearings May 15 on the BellFra and Land Depot petitions. The planning commission meeting is slated to begin 7 p.m. in Canton City Hall, 151 Elizabeth St.
